Situation
Nick and Bella were moving home and had applied for a mortgage through another broker firm, however this was stalled and after 6 weeks of inactivity there was a real threat of the property being remarketed and them losing the home they wanted.
Luckily Bella posted their predicament on a popular parenting website and another user recommended a conversation with Mark as he had helped with their move.
We arranged a very quick appointment to discuss and looked at the issues they faced and any potential issues that could arise re the application. The property was a unique architecturally designed property and so we needed a lender that could appreciate the uniqueness of the building as well as the previous issue the clients had faced.
Solution
We were able to help secure a decision in principle very quickly (thanks also to the speed the paperwork was sent through from the clients) and discussed the issues with the lender to ensure a smooth application process.
The valuation was completed in a couple of days after application and the offer letter was issued within 8 working days from application, meaning that the vendor was happy to continue with the sale and they were able to complete their purchase just 4 weeks later.
